TERMS AND CONDITIONS

Short-Term Rental Agreement (Alojamento Local)

1. Booking Conditions

Reservations are subject to the availability of the accommodation and to confirmation of payment. To confirm a booking, the guest must complete the corresponding payment as indicated in the listing.

The nightly rate, security deposit, cleaning fee, cancellation policy and any other charges or conditions are those published in the listing at the time of booking.

All prices include VAT (IVA) at the legal rate in force.

2. Security Deposit

A security deposit is required for all accommodations to cover any damage caused to the property and/or its common areas (condominium).

The deposit amount is retained as a hold (pre-authorization) on the guest's credit card — either in person at check-in, or, in the case of self/express check-in, within 48 hours before the start of the stay. No amount is charged to the guest; the hold simply blocks access to those funds on the card until it is released.

If no damage occurs during the stay, the hold is released within up to 7 days after check-out, using the same card.

If the property is not returned in the same condition, the corresponding amount will be retained from the deposit until the damaged items are paid for.

If it is not possible to place the hold, the reservation may be cancelled. Guests must ensure their card is valid and has sufficient available funds. If the hold cannot be placed, the guest will be notified by email or SMS and will have 12 hours to provide an alternative payment method, failing which the reservation will be cancelled.

3. Cancellation Policy

Reservations are strictly non-refundable once confirmed, except as set out below.

  • If, at the time of booking, the check-in date is 30 days or more away, the guest may cancel within the first 24 hours after making the booking and receive a refund of 50% of the total reservation amount.
  • Outside this 24-hour window from the time of booking, or if the check-in date is less than 30 days away at the time of booking, no refund will be given under any circumstances.

4. Overbooking

In the event of an overbooking situation (i.e., two simultaneous reservations for the same accommodation), the guest expressly acknowledges and accepts that the host may reallocate the reservation to an accommodation of the same or higher category, at no additional cost to the guest, and without any right to compensation.

5. Payment Methods

Payment may be made by American Express, Visa or Mastercard, or through the payment methods made available on the booking platform used (Airbnb, VRBO, Booking.com).

Guests remain additionally subject to the specific rules published in the listing of the accommodation booked.

6. Guest Eligibility & Registration

The lead guest (holder of the reservation) must be at least 18 years old and must remain at the accommodation for the entire duration of the stay. Guests under 18 may only be accommodated if accompanied by an adult who is the holder of the reservation.

The lead guest must provide a valid address, a telephone contact and an email address.

In accordance with Portuguese law, the accommodation of foreign nationals — i.e. all guests who do not hold Portuguese nationality — must be reported to the competent authorities via the Boletim de Alojamento / SIBA system, under the supervision of AIMA (Agência para a Integração, Migrações e Asilo). All foreign guests must therefore provide their identification details no later than the check-in date, including through the pre-arrival registration form shared by the host where applicable.

7. Check-in & Check-out

Check-in: between 15:00–22:00, via self-check-in. For security reasons, detailed instructions and the access code are shared shortly before arrival.

Check-out: strictly by 11:00 AM.

At check-in, identification documents of the lead guest and of all foreign guests may be requested to confirm the information provided.

Any change to the agreed check-in or check-out dates or times must be confirmed by the host in advance. Unauthorised late check-out will result in an additional charge of €80, as indicated in the listing.

Only one set of keys is provided per booking; guests are responsible for not losing it. All keys must be returned at check-out.

  • Lost key (per key): €50
  • Emergency visit (between 09:00 and 18:00): €20
  • Emergency visit (between 18:00 and 09:00): €35

If a locksmith service is required, the guest will be responsible for the full amount charged by the service provider.

The host is not responsible for any item left at the accommodation after the guest's departure. Items found may be returned upon request; the guest is fully responsible for any costs relating to the return of their belongings.

8. Emergency Contact

In case of any emergency during the stay — including water leakage, electrical issues, lock problems, or urgent safety concerns — guests should contact the host immediately by phone or WhatsApp at +351 920 035 941. The host will assist as quickly as possible.

9. Cleaning, Linen & Towels

The accommodation is cleaned before the guest's arrival. The standard service includes one full set of bed linen, towels and basic toiletries per guest, provided from the first day until the third day of the stay.

Guests should keep the accommodation reasonably tidy and organised throughout the stay — personal items and clothing should be stored in wardrobes or drawers, not left on the floor, bed or sofa — and must return it, at check-out, in good and clean condition so that the host may receive the next guest.

Additional cleaning, or the replacement of linen and towels beyond the standard set, is available on request and may be subject to an additional fee, as indicated in the listing.

Household waste must not be left inside the accommodation, by its door, or outside the building entrance (where applicable); guests should use the public waste bins provided for that purpose.

10. Mandatory Interim Cleaning

For stays of 5 days or more (including the 5th day), a mandatory interim cleaning will be scheduled every 5 days, charged at the same rate as the initial cleaning fee shown on the booking. The timing of each cleaning will be arranged with the guest in advance.

The mandatory cleaning service includes sweeping and mopping the floors, changing the bed linen and towels, and cleaning the bathroom and toilet. Guests must keep the accommodation reasonably organised between cleanings so that the service can be carried out properly and efficiently.

11. Utility Fair Use Policy

To ensure fair use of electricity, water and heating/cooling, longer stays are subject to a fixed additional utility charge, applied regardless of actual consumption, according to the following schedule:

  • Stays of 7 nights or more: additional utility charge of €60
  • Stays of 10 nights or more: additional utility charge of €80
  • Stays of 15 nights or more: additional utility charge of €110
  • Stays of 20 nights or more: additional utility charge of €140
  • Stays of 25 nights or more: additional utility charge of €170
  • Stays of 30 nights or more: additional utility charge of €200

For stays longer than 30 nights, this additional charge is applied again for each subsequent 30-day period.

12. Guest Numbers & Additional Guest Charges

Bookings must state the correct and complete number of guests staying at the accommodation. Any guest not declared at the time of booking will incur an additional charge of €80 per undeclared guest, even where the booking platform indicates that adding the guest is free of charge. Guests are strongly encouraged to book for the correct number of occupants from the outset to avoid this charge.

13. Equipment, Furniture & Accommodation Items

If any equipment does not work, or if a guest is unsure how to use any item in the accommodation, the guest should contact the host.

Changes to the accommodation or its contents are not permitted. All items found in the accommodation belong to the owner and must not be removed from the property during the stay.

14. Maintenance & Special Requests

Any problem at the accommodation (e.g., electrical issues, equipment malfunction, water leaks) must be reported to the host immediately, by email or phone. Depending on the issue, resolution may take up to 72 hours, or longer if it depends on third-party services.

While respecting guest privacy, the host reserves the right to access the accommodation at any time when necessary, for inspection, repairs or emergencies.

Extra beds and baby cots may be requested in advance, subject to availability. The accommodation is not equipped with baby beds or baby chairs by default, and towels are not provided for infants under 2 years old.

15. Additional Services

The host may offer additional services on request, such as private transfers, cleaning and laundry services, cribs, and tickets to tourist attractions, subject to availability. The host is not responsible for services provided by external suppliers.

16. Valuables & Security

The accommodation is not equipped with a safe. Guests who plan to leave valuable items — such as jewellery, electronics or cash — inside the accommodation during a scheduled cleaning must inform the host in advance. In such cases, the guest is required to hand the valuable item(s) to the cleaner before leaving the property and to collect them once the cleaning is completed. This procedure exists solely to protect the guest's belongings; all cleaning staff are trusted, vetted professionals.

17. Pet Policy

Pets of any kind, breed, size or age are only permitted where the pet option has been selected at the time of booking, subject to a fixed pet fee of €150.

If a pet is brought without prior notice, an additional fee will apply, and the host reserves the right to require the guest to vacate the accommodation without compensation or refund of amounts already paid.

Guests staying with a pet must bring their own pet supplies, including a towel or blanket to place under the pet (particularly on the sofa or bed), food and water bowls, and any other necessary accessories. Household items — towels, linens, dishes and furniture — must not be used for the pet, and pets must not be fed, given water, or allowed on the sofa, bed or other furniture without a proper covering brought by the guest. Failure to follow these requirements may result in additional cleaning or damage charges.

18. House Rules

  • No smoking — smoking is strictly prohibited inside the accommodation. Any evidence of indoor smoking (smell, ash, cigarette butts) will result in a penalty of €400.
  • No parties or events — hosting parties or events at the accommodation is strictly prohibited. Any violation of this rule will result in a penalty of €200.
  • Quiet hours — in accordance with Portuguese law, the night-time rest period runs from 22:00 to 08:00. Guests must keep noise to a minimum during this period and must avoid disturbing neighbours, including when opening or closing the door of the accommodation or of the building (where applicable).
  • No illegal or immoral activity — bookings for illegal or immoral purposes are not accepted.

Any fine or penalty imposed on the host as a result of a guest's conduct — including but not limited to those described above — will be passed on to the guest responsible.

19. Guest Conduct, Damages & Liability

Guests are the primary parties responsible for their own safety during their stay.

Guests must notify the host of any damage to the accommodation, its contents, equipment or accessories that occurs during the stay, even where the guest considers the damage to be ordinary wear and tear and not their fault. Failure to notify the host of such damage may result in the guest being held liable for it.

The host's responsibility is legally limited to the accommodation itself and its relationship with the guest during the stay. The host is not liable for matters outside the accommodation, such as building maintenance, exterior noise, construction works, or neighbours.

Photos and descriptions of the accommodation are produced by the host; minor differences between the photos and the actual accommodation may occur without affecting its general condition or amenities. The host will not offer compensation, refunds, or relocation based on the guest's perception of the accommodation's appearance or surroundings; guests are responsible for confirming, before booking, that the location suits their expectations.

The host is not responsible for damages of any kind occurring during the stay, including personal injury, robbery, theft, criminal behaviour, or losses due to fire or misconduct, nor for interruptions in gas, electricity, water, telephone or internet supply. Any theft, robbery or criminal act must be reported immediately to the host as well as to the competent police or judicial authorities.

The host is not responsible for delays, accidents, losses or schedule/price changes related to third-party suppliers, nor for errors, omissions or false statements by third parties, nor for disputes between a guest and a third party.

If a guest fails to comply with these Terms and Conditions, or engages in misconduct, the host reserves the right to require the guest to leave the accommodation without compensation or refund of amounts paid.

20. Nature of the Agreement

This agreement is entered into between the guest(s) and the host, who is duly authorised to provide the accommodation for rent. It grants the guest a licence to occupy the accommodation for the agreed period and on the agreed terms. Guests are not tenants of the accommodation and do not hold exclusive possession of it.

21. Unavailability & Force Majeure

In the rare event that a booked accommodation becomes unavailable due to damage caused by circumstances beyond the host's control — for example, water or gas leaks — the host will not be liable for any resulting inconvenience, but will take all reasonable steps to relocate the guest to an accommodation of similar characteristics.

If the guest does not accept the relocation, the total amount paid will be refunded (excluding costs related to any days already used, if applicable). Neither the host nor the property owner will be liable to the guest for any additional amount in connection with such cancellation.

22. Amendments, Governing Law & Jurisdiction

The host reserves the right to update these Terms and Conditions at any time, as necessary.

These Terms and Conditions are governed by Portuguese law. The Portuguese courts have exclusive jurisdiction over any legal action relating to a booking.
